Buying A Home: Traditional Home Inspection

Having a home inspected prior to purchase is a necessary step to purchasing a home. It allows you to understand the structural and mechanical condition of your home. When expensive repairs are found through the Home Inspection process, you are then in a position to negotiate those costly repairs prior to actually buying the property, even if it’s a new build.

I have over 30 years of building experience, 29 of those years in the Denver metro area. I am a graduate of Heur Evectic School of Home Inspection; I have been a remodeling contractor, a supervisor of planned residential communities and an inspector for HUD. I have certifications in many areas including furnace heat exchangers and many environmental concerns.

As a traditional home inspector, I'm there to inspect your investment. Typically there are four times you will need a home inspector to visit your home.

1. When purchasing a band new home.
2. When you purchase a pre owned home, this is the most common time an inspector is called.
3. When you decide to sell your home - have your home inspected prior to listing.
4. The most important time for a home inspection is each year to do a home maintenance inspection. This way you preserve the condition of your home and you can perform annual maintenance avoiding many costly major repairs.

I am dedicated to your best interests, giving you an honest and unbiased assessment of your home. I work solely for you. I do not perform any repairs, nor is there any secondary gain to my home inspection.

Your inspection can be scheduled within 24 hours, 7 days a week. Reports are e-mailed the same day with a checklist and a typed summary prioritizing the items to be addressed.

I am a detailed inspector; I test and operate everything that is available at the time of inspection. I invite my clients to attend the inspection – this is a time to learn about your home and how to maintain it.

You always come first. I am always available to offer advice or assistance. If need be, I will return to your home to review the report with you, all at no extra cost to you. I see myself as part of your team, with customer service first and foremost.

I do considerable recurrent training to stay informed of changes in the building industry and in building codes.

Maintenance and Warranty inspections can be performed on your current home. It is recommended to do maintenance inspections at least once a year, and to perform warranty inspections 10 or 11 months after closing on your new home in order to have a more complete list for the builder at the time of your one year walk through.

Expert Witness And Reports Regarding Poor Workmanship

An inspection is performed and a report written detailing my findings in regards to the conditions present in work performed by a building professional. If need be, I will appear as an expert witness on your behalf to resolve disputes in small claims court regarding shoddy workmanship. Also, I can provide an inspection while work is being completed to detail poor workmanship while the work is in process. This allows you to preserve your relationship with the contractor until the work is complete. It's an unfortunate situation when a contractor does poor work, I'm there to help minimize the damage by giving you an unbiased opinion.
