You specialize in helping homeowners who have had trouble selling their home. What’s the biggest mistake people make when trying to sell their home?
They have an unreal expectation of their home’s value or showing condition. For the seller, it’s their home, not a house they are trying to sell. They are blind to cosmetic repairs or upgrades needed. It’s their prized possession and they may not be ready to see it through the eyes of a buyer. I also think people are ill prepared for the process of buying or selling a house. It’s stressful, time consuming, demanding and intrusive.
Pack up what you are not using, clean up the property and keep it clean. Those are key on how to improve your chances of selling a home quickly.
If there’s one thing missing in home inspections today, what would it be?
Education of the process. Home owners are not prepared for the inspection process. No one tells them to make attic openings accessible, or to remove locks from breaker boxes.
Buyers are not well educated on the realities of Home Inspection and what will and won’t be found in the short time of inspecting. Beginning Realtors also need to understand the process. Everyone needs to know the right questions to ask. They also need education on the environmental issues, things like mold, radon gas, asbestos or lead based paint.
Considering that in most states home inspectors are not licensed, what questions should be asked to find the best home inspector possible?
How knowledgeable is the inspector? What’s their construction background, what type of continuing education do they have, and how long have they inspected in your area? Mostly, you want to know that they know what they’re looking at. You also need to ask about the cost, day and time of the report. Most importantly, make sure you feel comfortable with the inspector and that you trust them completely.
